A useful guarantee is specific enough to hold a contractor accountable. These commitments describe how PrimeBuild plans, communicates, builds, and closes a project. Your signed agreement turns the project-specific scope and terms into the controlling record.

Clarity before construction

A written scope, not a handshake memory

We define the work, key materials, known allowances, exclusions, and project responsibilities in writing before construction. The goal is for you and the field team to be working from the same expectations.

Quality below the finish

The work below the finished surface matters

We prepare the site for the assembly being built, not just the finish being photographed. Excavation, supporting base, compaction, drainage, concrete, footings, framing, and attachments are treated as the foundation of the project.

Drainage and flashing

Water management is planned, not left to chance

We coordinate slope, grading, roof transitions, flashing, gutters, and discharge around the home and new work. When groundwater or difficult grades require more, the needed site-specific measures are identified and scoped.

Change control

Material elective changes are written before changed work proceeds

Construction can reveal concealed conditions or inspire new ideas. When a material elective change affects scope, price, or timing, we explain it and document the written change instead of relying on a disputed conversation after the fact.

Communication

Consistent updates and the level of involvement you want

We provide consistent project updates and keep you as involved as you want to be. Some homeowners want every milestone and detail; others prefer key decisions and concise progress summaries. We adapt the cadence while keeping project-critical decisions documented and one PrimeBuild team accountable for the outcome.

Job-site care

Respect the property while the project is underway

Your home is not just a job site. It represents years of hard work, and the outdoor space we are building should feel like an extension of your home. We show courtesy and respect for the property through planned access, managed materials and debris, protection for completed work, and a work area appropriate to the phase of construction.

Final handoff

Owner-led final QC, walkthrough, and clear finish line

Before the homeowner walkthrough, PrimeBuild's owner personally performs the final quality-control inspection of the contracted work. We then review the project with you, document agreed punch-list items, complete the applicable closeout steps, and provide available care and warranty information.

After the build

A written one-year workmanship warranty

Our standard construction agreement includes a one-year workmanship warranty beginning at documented Substantial Completion. We inspect concerns reported in writing and correct confirmed covered workmanship defects under the signed agreement.

Is the PrimeBuild Guarantee the same as the workmanship warranty?

No. The guarantee describes how we commit to plan, communicate, build, document changes, and close the project. The one-year workmanship warranty is the written post-completion coverage in the signed construction agreement.

Will I approve changes before extra work is performed?

Material elective changes that affect scope, price, or timing are put in writing for authorization before the changed work proceeds. Immediate protective work and other contract-defined circumstances remain governed by the signed agreement.

Does the guarantee promise an exact completion date regardless of conditions?

No. We provide and manage a project schedule, then communicate material impacts. Weather, inspections, site access, concealed conditions, owner changes, and material availability can legitimately affect timing under the signed agreement.

What if the property needs more drainage or structural work than expected?

We document the condition, explain what the project requires, and identify the scope, price, or schedule effect before elective changed work proceeds. Approved plans, code, and safety requirements continue to control the build.

How involved can I be during construction?

As involved as you want to be. We align on your preferred update cadence and level of detail, provide consistent progress updates, and bring you into decisions at the level you prefer. Required approvals and material project changes remain documented either way.
