Workmanship warranty

We put our workmanship promise in writing.

PrimeBuild's standard construction agreement includes a one-year workmanship warranty. If a condition is reported in writing during that period and is confirmed to be a covered defect in our workmanship, we correct it under the terms of the signed agreement.

What is covered, what is not, and what happens next.

Warranty language should be useful before there is a problem, not vague after one appears. This summary explains our standard approach. The signed construction agreement controls the exact coverage and obligations for each project.

What is covered

Defects caused by PrimeBuild workmanship

The warranty covers correction of a confirmed defect caused by PrimeBuild's workmanship when the homeowner reports it in writing within the warranty period and provides a reasonable opportunity for us to inspect and propose the correction.

  • The standard term is one year from documented Substantial Completion
  • Coverage applies to the PrimeBuild work identified in the signed agreement
  • A covered condition is evaluated against the agreed scope, plans, and installation requirements
  • Covered correction is handled under the remedy terms in the signed agreement

Concrete

Natural movement is different from defective work

Concrete can shrink, move, and crack as it cures and responds to weather and the ground below it. Hairline or shrinkage cracks, cracks at or through control joints, crazing, efflorescence, and ordinary color or pattern variation are not automatically workmanship defects.

  • We evaluate whether preparation, slab thickness, jointing, placement, or curing departed from the agreed work
  • A condition caused by deficient covered workmanship remains eligible for correction
  • Movement caused by ground settlement, frost heave, roots, excess loading, deicing chemicals, improper maintenance, or work by others is outside standard workmanship coverage
  • Photos and prompt notice help preserve the condition for a fair inspection

The warranty does not treat every visible concrete crack or color variation as a defect. It does require us to evaluate whether covered workmanship caused the condition.

Natural wood

Wood changes as moisture and seasons change

Pressure-treated lumber and other natural wood can shrink, check, split, cup, bow, twist, show knots or raised grain, weather, and develop seasonal gaps. Those material characteristics are not automatically defects in the way the structure was built.

  • We inspect whether the issue is installation-related or normal material movement
  • Structural connections and covered installation work remain subject to the workmanship standard
  • Cleaning, sealing, staining, recoating, and ordinary maintenance remain the homeowner's responsibility unless the signed scope says otherwise
  • Product-specific coverage follows the manufacturer's written warranty

Common boundaries

Events and conditions outside our workmanship

The standard warranty does not cover ordinary wear, misuse, neglect, missing maintenance, movement or failure of existing conditions, casualty, pests, severe weather, acts or alterations by others, owner-supplied items, or performance controlled by a manufacturer.

  • Damage or changes after another contractor alters the affected work
  • Conditions caused by an existing structure, soil movement, or concealed site condition outside the agreed scope
  • Damage from abuse, overloading, chemicals, impact, or improper cleaning
  • Appearance or performance that falls within documented natural-material or manufacturer tolerances

Products and equipment

Manufacturer warranties remain separate

Decking, appliances, fixtures, lighting, equipment, and other manufactured products may include their own warranties. When eligible, PrimeBuild provides or transfers available warranty information, but the manufacturer controls its product coverage and remedy.

  • Keep model, serial, registration, and care information when provided
  • Follow required maintenance and registration instructions
  • PrimeBuild can help identify whether a concern appears installation-related or product-related
  • Manufacturer approval, replacement, labor, and freight terms vary by product

How to request service

Give us a clear chance to see and solve the condition

Send written notice as soon as you discover a concern. Include the project address, when you first noticed it, a clear description, and useful photos or video. Except for urgent protection of people or property, do not let others alter the condition before PrimeBuild has a reasonable opportunity to inspect it.

  • Email the written request to the address shown on this page and your agreement
  • Include your name, project address, discovery date, description, and supporting images
  • Provide reasonable access for inspection
  • PrimeBuild documents the finding and, when covered, proposes the correction
  • Scheduling accounts for urgency, safe access, weather, inspections, and material availability

When does the one-year workmanship warranty begin?

PrimeBuild's standard term begins on documented Substantial Completion. Your signed construction agreement controls the exact start date and project-specific terms.

Is every concrete crack covered?

No. Concrete naturally shrinks and moves, so hairline and shrinkage cracking can occur even when the slab is properly built. We inspect the condition to determine whether a covered workmanship issue, such as preparation, thickness, or jointing that departed from the agreed work, caused it.

Are checking, twisting, or seasonal gaps in natural wood covered?

Not automatically. Those can be normal characteristics of natural and pressure-treated wood. We evaluate whether the condition is normal material movement or the result of covered installation work.

How do I submit a warranty request?

Send PrimeBuild written notice with your name, project address, discovery date, a description, and useful photos or video. Give us a reasonable opportunity to inspect before others alter the affected work, except when immediate action is needed to protect people or property.

Who handles a failed appliance or manufactured product?

The manufacturer controls its product warranty. PrimeBuild can help determine whether the concern appears product-related or installation-related and provide available warranty information, but product remedies follow the manufacturer's terms.
