How we build

Built right starts below the surface.

The finished space gets the attention. Its performance comes from the decisions underneath it: elevation, excavation, base depth, compaction, drainage, concrete thickness, framing, flashing, and a scope that coordinates every trade in the right order.

What quality looks like

The work you see depends on the work you do not.

We do not treat a patio, deck, or roof structure as a collection of unrelated trades. We establish the finished elevation first, then coordinate what has to happen below, beside, and above it so the completed space works as one assembly.

Plan first

Start with use, elevation, and the whole property

Before demolition, we confirm what the space needs to do, where the finished surface belongs, how it connects to the home, and how later phases may affect the work being built now. Your home represents years of hard work, and the outdoor space we build should feel like an extension of your home. We treat that responsibility, your property, and your daily life with courtesy and respect from planning through final cleanup.

  • Document the intended scope, materials, allowances, and exclusions
  • Coordinate structures, surfaces, utilities, drainage, and access
  • Identify permit and engineering responsibilities before construction
  • Plan future phases so finished work is not needlessly torn back out

Demo and excavation

Excavate for the assembly, not whatever depth is convenient

We remove existing material, establish the intended finished elevation, and excavate accordingly. The cut accounts for the surface and the supporting layers below it, with site access, adjoining grades, and drainage in view.

  • Lay out the new footprint before the final cut
  • Remove unsuitable surface material from the work area
  • Account for transitions at doors, steps, lawn, walls, and adjoining work
  • Document concealed conditions that materially change the agreed scope

Paver foundations

A deep, compacted, open-graded base

A typical PrimeBuild paver assembly starts with approximately six inches of No. 57 stone and two inches of No. 9 stone. We mechanically compact and shape the base before the finished pavers are installed.

  • Base depth is established from the required finished elevation
  • Aggregate is placed and mechanically compacted for stable support
  • Edges, transitions, and surface drainage are resolved as part of the assembly
  • Soil, loading, product instructions, and site conditions can require a project-specific detail

The exact section is confirmed for the project. Approved plans, code, site conditions, and manufacturer requirements control when they call for a different or greater detail.

Concrete work

Match the slab to its use

Patio-only concrete pads are typically four inches thick. Driveways and reinforced pads intended for vehicles or heavy equipment are typically six inches thick. Reinforcement, mix, edge conditions, and other project details are selected for the agreed use and scope.

  • Prepare and compact the supporting base before placement
  • Create positive slope away from the home on exterior patios
  • Add site-specific drainage measures when grading, groundwater, or discharge conditions require them
  • Plan and cut control joints for the slab geometry
  • Protect curing based on the concrete, placement conditions, and weather

Concrete naturally shrinks and moves. Good preparation, jointing, placement, and curing manage that risk; they do not make concrete motion-proof.

Deck foundations and framing

Build for a firm, confident feel underfoot

Our deck starting standard uses footings set 36 inches deep, 6x6 posts, and deck joists spaced 12 inches on center. That closer framing creates a firmer surface and reduces bounce compared with wider spacing.

  • Lay out loads and connections before framing begins
  • Use compatible, exterior-rated structural connectors and fasteners
  • Coordinate ledgers, beams, posts, guards, stairs, and landings as one system
  • Follow the approved plan, applicable code, and decking manufacturer requirements

Final footing size, member size, spans, connections, and reinforcement remain project-specific. When approved structural documents require a different or greater detail, those documents control.

Roofs and attachments

Treat water management as structural work

A porch cover, patio cover, pergola, pavilion, or attached deck has to manage water as carefully as it carries load. We coordinate roof slope, attachment points, wall and roof transitions, flashing, trim, gutters, and discharge before finishes hide the critical details.

  • Use conservative structural choices rather than designing to the bare minimum
  • Coordinate footings, posts, beams, rafters, and connections
  • Detail slope and flashing at every connection to the home
  • Plan gutters and runoff so the new structure does not create a new water problem
  • Use engineering and permit review where the project requires them

Coordination and communication

Put each trade in the right order and keep you informed

Outdoor kitchens, lighting, fans, plumbing, gas, drainage, masonry, and finish carpentry perform better when their routes and clearances are settled before surfaces close. We coordinate those decisions early instead of cutting finished work apart later. Homeowners receive consistent updates and stay as involved as they want to be.

  • Confirm appliance and fixture requirements before rough-in
  • Coordinate sleeves, chases, drainage, and utility routes
  • Share progress and upcoming decision points throughout the project
  • Keep the homeowner involved at the level they prefer
  • Protect completed work as later trades move through the site
  • Keep elective scope changes in writing before changed work proceeds

Closeout

Finish with inspection, cleanup, and a clear handoff

The job is not complete when the last finish goes on. PrimeBuild's owner personally performs the final quality-control inspection before the homeowner walkthrough. We then address agreed punch-list items, clean the work area, and hand over the project with applicable care information and warranty details.

A strong project is not one oversized detail or one premium finish. It is the full chain of decisions, from the soil below the base to the flashing above the beam, made for the property in front of us and documented before the work is covered.

Does every PrimeBuild project use the exact same base or structural detail?

No. The standards on this page are our normal starting point. Soil, loading, drainage, frost conditions, product instructions, permits, and approved structural plans can require a different or greater detail. The project documents control the final assembly.

Why do you use 12-inch-on-center deck joists?

Closer joist spacing creates a firmer deck surface with less bounce and provides strong support for many modern decking systems. Final framing still follows the approved design, applicable code, and the selected decking manufacturer's requirements.

How do you keep water away from the house?

We establish finished elevations, slope exterior surfaces away from the home, and coordinate roof slope, flashing, gutters, and discharge paths. Groundwater or difficult grades may require additional project-specific drainage measures.

What happens if excavation reveals a condition no one could see beforehand?

We stop at the affected area, document the concealed condition, explain how it changes the work, and put any material change to scope or price in writing before elective changed work proceeds.

How involved can I be while the work is underway?

As involved as you want to be. We provide consistent project updates, explain upcoming decisions, and adjust the communication cadence to your preference while keeping required approvals and material changes documented.
